What the crown is and the job it does
Most homeowners have never heard the word crown applied to their chimney, even though they can see it from the yard if they know where to look. The crown is the sloped concrete or mortar surface at the very top of the chimney, the part that surrounds the flue opening and covers the top of the masonry. Its job is to shed rain. A well-built crown slopes away from the flue and overhangs the brick slightly, so water that lands on top runs off and drips clear of the chimney rather than soaking down into the masonry. It is, in effect, the roof of the chimney, and like a roof, it is the first line of defense against water.
When the crown is sound, the chimney stays dry from the top. When it cracks, everything below it is exposed. The damage a cracked crown causes below it
A cracked crown does not announce itself. It lets water in quietly, and the damage accumulates out of sight before anyone connects it to the top of the chimney. The water that runs down through a cracked crown soaks into the masonry, where over the seasons it works the mortar joints loose from the inside and feeds the spalling that flakes the brick faces apart. It reaches the flue liner, working into hairline cracks in the clay and prying them wider with each wet-and-dry cycle. It gets to the firebox and the smoke chamber, where it mixes with combustion byproducts into something corrosive that eats at the masonry and the metal there.
And it does not always stay in the chimney. Water from a cracked crown can travel along framing and show up as a stain on a ceiling near the chimney, the kind of stain that gets blamed on the roof while the actual culprit is the crown two feet above the roofline. By the time the damage is visible, a problem that a simple crown repair would have prevented has often spread into the masonry, the liner, and the structure, turning a small, cheap fix into a much larger one. When the cracks are hairline and the crown is otherwise sound, the fix is often a flexible crown sealant, a coating that bridges the small cracks and restores the crown's ability to shed water, applied over a crown that is still structurally fine. Done at this stage, before water has spread below, it is a quick, inexpensive job that prevents a long list of expensive problems. This is exactly the kind of small fix a yearly inspection is meant to catch, while it is still a sealant job rather than a rebuild.
When the crown has deteriorated past sealing, with wide cracks, missing chunks, or a poorly built original that was never up to the job, the honest answer is to recast it, removing the failed crown and forming a new, properly sloped, overhanging crown that will shed water for years. It is more work than a seal, but it is still far cheaper than the masonry, liner, and structural repairs that a failed crown left alone eventually requires. A chimney with a sound crown and no cap still takes water down the open flue, and a capped chimney with a cracked crown still takes water into the surrounding masonry. Handling both at once, while a crew is already up at the top of the chimney, is the efficient way to close off the water at the top of the chimney for good rather than fixing one path and leaving the other open.
